Is one decent agent the same as the next?

Sidestepping the part timers and discount brokers, of the real estate agents who work full time, these days most are busy.  But day in and day out, we see the disparity between even established agents and the way we do things. Does the other agent repeatedly tell you how busy they are, either setting up the excuse for why something wasn’t done that should have been, or to make you feel grateful for them just doing their job? Our approach: to make every client feel like they are our only client and provide the consistent appearance of a duck who may be swimming furiously below the water, but above is as calm as could be, with no excuses, getting it done for you. 

Perhaps a relatable example: when buying new construction, does your agent attend every planning and design/upgrade and update meeting with you? Do they run interference on every question or issue making sure all of your concerns and questions are handled properly and in the detail required? Do they understand the build process so that they can put forth your questions properly and have the experience to understand the answers that are given so they can then explain them to you? We have worked with a great many of the builders out there and treat the process of getting you a home as you want it, without unnecessary delays or up-charges, as if it were our own house.

Or let’s say you’re relocating here and buying a home. You won’t move in until after closing and things need to be maintained, like the lawn mowed, or the new roof or furnace installation needs to be overseen, or a new fence installed so your dog can enjoy the yard etc.. will your agent handle all of that and more to ensure that when you get to the house it is in the great condition you expected when you agreed to buy it? We do.

How about during the buying or selling negotiation process? Does your agent have the experience to understand the current strategies being used, and know which one will work best in your given situation? Will they understand the nuances of an experienced agents phone call to them well enough to respond as required? Will they say the right things on your behalf to attract interest without giving anything away that might negatively impact your negotiations? These and dozens of other minutiae must be handled correctly to get you the very best deal possible. Yes, we do. Yet the hard part is you’ll rarely know if the answer to these questions is no.

When deciding on whom to represent you, interview potential candidates. Ask hard questions like how many transactions do you do per year? With the market as it stands currently, do you believe in the importance of: 

  • Staging?

  • Professional photography?

  • Making or considering an early offer?

  • Setting an offer review date or accepting offers as they come in? And, why?

Get a feel for how anyone you might be considering operates, and decide whom you feel you can trust. Buying or selling a home can have financial ramifications that can affect the rest of your life. Be sure you choose from an informed position and get someone you feel understands the true importance of the job having both the know how and the drive to get it done. To get it ALL done. We do.

Finally, do they have connections that will benefit you and your goals? Professional contractors that have been vetted and who will take care of your specific needs. We do.
