Buyer’s inspection contingencies are back! After years in a seller’s market, the current market has shifted dramatically, allowing more offers to be accepted that include an inspection contingency.

What is an inspection contingency? It is an addendum to the buyers’ purchase offer allowing the hiring of a licensed inspector (RCW 18.280) or to conduct their own inspections of the property.

What does this mean to you as a buyer or seller? It means that you need the right team of professionals working for you who understand how to protect your interests within the new norms of the buying/selling process. There are many brokers so new to the business that they haven’t negotiated these contingencies or have reputable licensed inspectors to call on.
